What metric's would you look at when buying a website off Flippa?

I thinking of buying 5 websites < $1k each and just wondering what metric's you would use to help identify good investment. For example:

Would there be min traffic
Domain rank (Ahrefs/Semrush)
any niche to avoid
Etc...

If they used PBN's to rank ask them how long those links stay before buying.

I will look into how much traffic they get using Similarweb, I will also look for sites that get most of their traffic from google and also will look into what keywords they are ranking for.
